2022年1月28日,甘露(lu)園南里一(yi)(yi)社(she)區(qu)黨委組織召開社(she)區(qu)黨建協調會(hui),金海燕物業公司被授予“黨建引領聚合力 共駐共建創新局”錦旗(qi)。透(tou)過錦旗(qi)回(hui)首(shou)過去一(yi)(yi)年的(de)(de)工(gong)(gong)作(zuo)(zuo),甘露(lu)園分公司全體員工(gong)(gong)做好(hao)本職工(gong)(gong)作(zuo)(zuo)的(de)(de)同時,“主動治(zhi)理(li)(li)、未(wei)訴先辦(ban)”,加強社(she)區(qu)共建機制聯系,使得許多問題解決(jue)在萌芽狀態,避(bi)免成為居(ju)民群眾訴求對象,通(tong)過協商、對話和溝(gou)通(tong)等方(fang)式和手段,與社(she)區(qu)通(tong)過探究問題區(qu)域實現綜合治(zhi)理(li)(li),尤其在2021年小(xiao)區樓本體改造施工中,暢通居(ju)民與施工方溝(gou)通,及時清理公共(gong)區域雜物等,社區黨委充分肯定其在(zai)接訴即辦工作中取(qu)得的成績。
物業搭建溝(gou)通平臺,暢通(tong)信息反饋渠道。2021年5月甘露園南(nan)里小區改造工程(cheng)開(kai)始,一區樓宇12棟,其中2棟高層,共涉及(ji)1300余戶居(ju)民,12月(yue)樓體改造竣工。7-9月間(jian),重點(dian)工(gong)(gong)(gong)(gong)作(zuo)是(shi)樓宇(yu)外(wai)墻保溫、粉刷(shua)外(wai)墻及更換居民窗(chuang)戶。為了樓體改(gai)造保質(zhi)保量完成(cheng),實現“三方共贏”,物業(ye)從本職工(gong)(gong)(gong)(gong)作(zuo)出發(fa),搭起居民與(yu)施工(gong)(gong)(gong)(gong)方溝(gou)通的(de)橋梁(liang),先后組(zu)織(zhi)業(ye)主代表與(yu)施工(gong)(gong)(gong)(gong)方負責人三次(ci)召開專(zhuan)題(ti)會(hui)議(yi),并且單獨約見(jian)施工(gong)(gong)(gong)(gong)主管多(duo)次(ci),解(jie)決(jue)改(gai)進許(xu)多(duo)施工(gong)(gong)(gong)(gong)細節,防止出現后期(qi)(qi)返工(gong)(gong)(gong)(gong)問(wen)題(ti),如樓本體外(wai)墻施工(gong)(gong)(gong)(gong)關于窗(chuang)戶尺寸變小、密封不嚴、固定點(dian)少;如施工(gong)(gong)(gong)(gong)中空(kong)調室外(wai)機未遮(zhe)擋(dang)苫蓋、清理不干凈、部分空(kong)調未安裝空(kong)調罩問(wen)題(ti);如自(zi)來(lai)水(shui)(shui)上水(shui)(shui)水(shui)(shui)管更換工(gong)(gong)(gong)(gong)期(qi)(qi)過(guo)長問(wen)題(ti)等等,一系(xi)列問(wen)題(ti)均得到完美(mei)解(jie)決(jue),在后期(qi)(qi)回訪(fang)過(guo)程中,轄區業(ye)主一張(zhang)張(zhang)笑臉,一句句感謝,是(shi)給予物業(ye)“未訴(su)先辦”工(gong)(gong)(gong)(gong)作(zuo)的(de)十分肯(ken)定。
物業走門串戶,為民排憂解難。10月-11月(yue)期間,甘露園南里小區多層樓(lou)宇集中(zhong)更(geng)換上下水管(guan)施工,因立管(guan)更(geng)換可能破(po)壞部分業(ye)主家中(zhong)室內裝修等問題,個別住(zhu)戶不同意(yi)施工更(geng)換。客(ke)服(fu)人員(yuan)平均每天要入戶或電(dian)話聯系15個以上的業(ye)主,入(ru)戶做思想(xiang)溝通工(gong)作,成(cheng)功(gong)保證亟待改造住戶順利完成(cheng)立管更換100余戶。
物業(ye)社區(qu)(qu)共建共商,成(cheng)功化(hua)解施工(gong)噪音(yin)問題。小(xiao)區(qu)(qu)改造施工(gong)期(qi)間(jian)噪音(yin)干擾(rao)、環境(jing)衛生、施工(gong)建筑垃圾等問題突顯,如一區(qu)(qu)33號樓高(gao)層住戶共297戶,9月份完成更換(huan)窗戶200余戶,施工方為確保工期進度、高(gao)溫高(gao)空作業安全環境及住(zhu)戶入戶施工時間約定安排等,工人早晨7點半(ban)開始施(shi)(shi)工(提早半(ban)小時(shi))或(huo)部(bu)分換窗施(shi)(shi)工與(yu)業(ye)主約定在星(xing)期六、日(ri),不可避免的高空作業(ye)或(huo)打鉆(zhan)作業(ye)產生噪音(yin),更有建筑垃圾(ji)不斷增多,物(wu)業(ye)公司與(yu)施(shi)(shi)工方溝通先后(hou)進行10余次,突(tu)出(chu)問題(ti)(ti)反饋社(she)區(qu)共(gong)(gong)建(jian)協同(tong)(tong)(tong)解(jie)決(jue),重點要(yao)求噪音施工盡量控制時間區(qu)段意見得(de)(de)到(dao)采(cai)納(na),同(tong)(tong)(tong)時客服(fu)人員針對(dui)業主不斷投訴噪音問題(ti)(ti)進行耐(nai)心反復解(jie)釋(shi),得(de)(de)到(dao)廣(guang)大業主的(de)諒(liang)解(jie)。物業針對(dui)居民意見問題(ti)(ti)加強(qiang)社(she)區(qu)共(gong)(gong)建(jian)機制聯系,針對(dui)難解(jie)決(jue)問題(ti)(ti)共(gong)(gong)同(tong)(tong)(tong)商議均得(de)(de)到(dao)共(gong)(gong)建(jian)解(jie)決(jue)。
